The process starts with an on-site evaluation, slope, sub-base condition, drainage provision, and available footprint. Orange County lots vary widely: a hillside backyard in Coto de Caza needs different grading and drainage than a flat HOA pad in Irvine, and coastal sites near Newport Beach face salt-air exposure that affects surface coating choices. None of that can be assessed from a photo or a phone call, which is why the evaluation comes first.

Once the ground has been checked, the builder produces an itemised written estimate. Sub-base compaction depth, drainage slope, concrete or asphalt base, acrylic color coating, regulation line marking, fencing, and lighting are each listed as separate line items. What people ask before getting started

Do you build the court yourselves?

No. We are an enquiry service. We arrange a local court builder to carry out the on-site evaluation and all construction work. You deal directly with that builder from the site visit onward, and the written scope comes from them.

What does the on-site evaluation cover?

The builder checks sub-base condition, ground slope, drainage provision, and the available footprint. For hillside lots, that includes grading requirements. For coastal sites, surface coating suitability is also noted. Nothing is scoped until those factors are confirmed.

What happens if I skip the site evaluation and just want a price?

A court built on an unassessed base is a real risk. Poor sub-base compaction or inadequate drainage slope causes cracking within a few seasons, and resurfacing a failed base costs more than getting the base right the first time. We do not issue scopes without a site visit.

Do you handle HOA and city design review submissions?

The builder arranged through us is familiar with HOA design review requirements common across Orange County’s planned communities. Specific submission documents are the owner’s responsibility, but the written scope can be used to support a design review application.

Can you resurface an existing court rather than build a new one?

Yes. Resurfacing, crack repair, and sport conversions, such as tennis-to-pickleball, follow the same site-first process. The builder assesses the existing base before recommending a surface treatment or recoat schedule.

Which sports and court types do you cover?
